It's best to start the process at least 6-8 weeks before you need to move, however, we have limited spots per month and these tend to fill quickly - on average, clients book 4-6 months in advance of their move date. As our services are in demand, we encourage you to engage our service once your move is confirmed.
If time is short, depending on our availability, we can complete our full rental search service within 3 weeks (4-5 weeks if you're moving from interstate or overseas), and if you're a local needing a home within 1-2 weeks, we can assist.
Application assistance should be purchased at least one week before your inspections.

Absolutely, or else we’re delighted to inspect on your behalf and forward you a detailed summary with images.

If you’ve engaged our service to find a home for you, then we’ll devote time exclusively for your property search and so our fee is non-refundable if you find a home via your own efforts.

With substantial experience, licensing and training in all facets of real estate, I know exactly how the industry works and what to look for in a rental home. While landlords have agents to represent them, renters often go unrepresented. At Find My Rental Property, we’re your advocate and we excel at positioning renters for success.
We know the market and we know how landlords and property managers think and make decisions. We know how to work with them to advance your best interests and find you a home you'll love. We do this every day and clients find that we have a natural flair for matching them with their perfect home.

Securing a home you genuinely feel good about is the goal — and in Sydney’s market, that outcome comes from intelligent alignment. The Renter’s Secret Sauce.
We want to be confident of finding the home that’s right for you and so once we start working together, we take the time to deeply understand your must-haves and nice-to-haves. Some clients arrive unsure of what they want; others arrive with very clear ideas. Both are completely fine – and we explore this as part of the paid service.
We embrace data, formulae and market knowledge to ensure that property requirements, location and budget are well-aligned with the live market. Sometimes your brief is already perfectly aligned. Sometimes small refinements increase your competitiveness significantly. Occasionally, bigger shifts unlock better outcomes than originally imagined. Our role isn’t to change what matters to you: it’s to ensure your expectations, timing and positioning give you the strongest chance of securing the home that fits you best in today’s market. That is The Renter’s Secret Sauce.
We’ll always let you know of any risks, provide options and support you in your informed decisions. Whilst we can’t control the rental market, we are experts at navigating it, and via The Renter’s Secret Sauce, 97% of our clients secure a place they’re proud to call home.

Nobody is perfect and you may be worried that your situation will cause issues for your successful application. We will work with you no matter what your circumstances and ask that you are honest with us so that we can guide how to present your application in the most favourable light. There is no situation we haven’t encountered and we’ll know the best way forward no matter what circumstances you face. 100% applications that are prepared to our recommended standard meet property managers' standards to pass onto landlords for approval due to the advice we provide. We’ve successfully helped clients who are unemployed, self-employed, have pets, young children, are new to the country on visas, have new jobs, are students, sharing with other singles, newly separated, unwell and every combination of the above! We’re here to help.

The most obvious advantage is time — but the real advantage is intelligence and our signature system.
Online searches show you listings.
We interpret the story behind them.Because we assess hundreds of properties each week, we know:
Which homes are likely to attract intense competition
Which listings have been on the market for months, perhaps overpriced
Patterns of short tenancies suggesting the home is in fact a “dud”
Subtle red flags not visible online (does that garage really fit a modern car?)
How property managers evaluate applicants
We filter strategically — eliminating properties that are likely to cause stress, risk or disappointment.
Your search becomes focused, informed and efficient.
Instead of inspecting 15–20 homes and hoping one works, we guide you toward a small number of strong, well-aligned opportunities.
The result is fewer inspections and a stronger application - ensuring you find the best match.

There are a few reasons why we may decline to work with a client:
Their move time-frame is too short for our service to be provided;
We’re working with another client whose brief is too similar to yours: this would create a conflict of interest with two represented clients vying for similar properties;
We’re fully booked;
You're seeking short-term accommodation or a room in a share house
Our clients appreciate the structure and honesty that our service provides. We provide clear, actionable steps and lots of helpful information on the path to securing a rental home.

A renter's agent is a licensed real estate agent who represents tenants / renters in finding and securing a home. We act in the best interests of the renter, much the same way the property manager acts in the best interests of the landlord. We offer guidance and strategy throughout the rental process, including property research, application assistance and negotiation. We are like a buyer’s agent - for renters. Because nobody should go unrepresented.
-
Getting started is easy! Enquire and we'll be in touch with additional information and next steps.
-
Yes, absolutely! Depending on the service you've chosen, we review the lease for you, arrange utility connections, ensure a smooth process for moving in and we're the only agency to provide full support and assistance for the term of your lease. This means we're on hand to help you resolve issues as they arise for the duration of your lease.

Not all rental search services are equivalent — and the differences matter.
We are Licensed Real Estate Agents holding a Class 1 Property Licence - the highest level of licensing available - and are regulated by NSW Fair Trading. That means we are:
Legally authorised to represent and negotiate on your behalf
Bound by strict conduct and fiduciary obligations (to act in your best interests)
Required to comply with evolving property legislation
Professionally insured
Many lower-cost providers are not licensed and cannot legally offer the same level of representation, accountability or protection.
Beyond licensing, our service is built on years of professional training, market analysis and process refinement — resulting in our Signature System for securing rental properties. We invest in professional data subscriptions, continuing education and compliance to ensure our advice and representation meet the highest standards.
We are not the cheapest — by design.
Our clients engage us for expertise, protection and results — not shortcuts.
-
Yes! I work with only 1-2 clients at a time. These spaces fill up fast, up to 6 months in advance, particularly through peak season (August through to February), so if you’re curious, reach out early to avoid disappointment, and if you need to move in a hurry, you never know: I may just have a spot available!
-
Rest assured that when you engage our service, we will not take on another client with a similar brief to yours, who is moving at the same time as you.
-
We understand the desire for quick advice — especially in a fast-moving market.
However, as Licensed Real Estate Agents, any guidance we provide must meet regulatory and professional standards. That requires us to gather sufficient information about your situation, objectives and constraints before offering recommendations.
Providing informal or partial advice wouldn’t allow us to properly assess your position — and could unintentionally disadvantage you.
If you’re seeking guidance without a full search service, our structured Consultation Service is the best pathway. It allows us to provide tailored, compliant and meaningful advice with the depth your situation deserves.
-
We meticulously project-manage the entire process to ensure that you move into your home at the right time.
-
Property licenses and regulations exist to protect the public and ensure the highest standards of conduct. All licensed real estate agents adhere to a raft of legislation:
Property and Stock Agents Act
Privacy Legislation
Rules of Conduct
Terms of an Agency Agreement
Australian Consumer Law
When you choose a licensed real estate agent such as Find My Rental Property, you’re assured of the highest standard of education, conduct, consumer protection and skill and that these are maintained over time via continuing professional development and ongoing licensing.
-
Absolutely, we have access to off-market properties through our close relationships with property managers, however this is not something we guarantee as there are many variables at play - we want to find you the right home, not a home that just happens to be “off-market”.
-
Yes - we inspect homes throughout the Central Coast, Blue Mountains, Illawarra area, Newcastle and Southern Highlands.
-
I do not offer complimentary discovery calls.
My fee is deliberately kept low to allow clients to experience the service properly — within a structured and compliant framework.
Detailed exploration of your needs, feasibility analysis and property advice occurs once engagement is in place.
If you would like a brief verification call prior to engaging — simply to confirm I’m a real person and that the business is legitimate (not a scam!) — I’m very happy to arrange that.
However, strategic advice and property guidance are provided exclusively within the formal engagement process.
This ensures fairness, regulatory compliance and the highest quality of advice.

"We were absolutely delighted to find Melissa. She brought a professional and compassionate face to the challenge that we faced trying to find somewhere for our sons to rent. Not living in Sydney and facing a lot of competition, to work with someone who not only knows the market but is also great to get along with meant so much to us."
“I’ll admit I was a little skeptical of the whole thing but I can’t argue with the results, it has certainly been the easiest and least stressful move I’ve done in 11 years.”
“We wasted money and time and became very nervous about finding a property in time. Thankfully we found Melissa. As soon as we started with Melissa we were impressed with her professionalism, organisation and attention to detail. Melissa's professional approach and attention to detail gave us great confidence. In the second weekend of searching Melissa found us (and our dog Allie) a house in the middle of our search area and right on budget. Thank you Melissa.”
“I simply told Melissa what I wanted and didn't want and within a week, she had found me the most perfect home through her contacts. This was a home that wasn't advertised, so I know I couldn't have found this home on my own.”
"It has been a daunting process and I have appreciated your support. I would have no hesitating in recommending your service. Thanks again for your help in finding us such a lovely home to rent. You offer a great service. I am relieved knowing that we have secured the property."
